2715 Penn Ave is a new luxury apartment building, years in the making. The project sits on a desirable triangle-shaped lot where Pennsylvania Avenue merges with M Street in the Georgetown neighborhood of Washington DC. The site was once home to a gas station, which was demolished in 2018. Additionally, the pandemic prompted construction delays.

Portuguese Pritzker-prize winning architect, Eduardo Souto de Moura is the architect of this new structure which will include 37,000 square feet of mixed use space. Retail opportunities and restaurant space inhabit the ground level, while residences cover the upper two floors, including a penthouse.

Due to the site’s former history, the building needed to be well-protected. EPRO worked closely with the installer, Osprey Contracting Co. and Conners Sales Group to determine the ideal barrier systems, which ultimately featured a combination of 6,000 square feet of Geo-Seal 60 under slab, 5,500 square feet of PreTak shoring, and 3,000 square feet of E.Proformance at the exterior walls. The foundation walls were shotcrete.

The EPRO team were present every step of the way to assist, and they enabled Osprey to keep work moving forward on target.


“It was a solid project,” says Project Manager Sam Nicolette, Osprey Contracting Co. “Onsite, things needed to move quickly, and EPRO was awesome with their responsiveness. Our rep really helped us out with fast answers - he did a good job for us.”


EPRO support extends to ensuring accurate installation, and the team has the ability to modify and even create detail drawings as needed. This can be an invaluable benefit when situations change on site – which happens with incredible frequency. This project was no exception, and Nicolette was impressed by the team’s ability to work quickly to accommodate unexpected situations.

“EPRO recreated a very specific detail drawing to work around an issue that came up on site,” he says, “And that was pretty cool. It further goes to show that EPRO is great to work with, and their team works well with every trade. EPRO can pivot quickly and deal with problems as they arise on site.”
