Harrington Heights is a 15-story, 270-unit affordable housing project in the East Village neighborhood of San Diego. Once complete, the 195,275 building will consist of 224 studio apartments of 352 SF, 22 one-bedroom apartments of 625 SF, and 27 two-bedroom apartments of 908 SF. There are also plans for common outdoor areas on three different levels, shared laundry rooms, multipurpose rooms, community rooms, and on-site supportive services.
The building will be mixed use with plans for nearly 2,000 square feet of commercial and office space on the ground floor, along with a residential lobby and leasing office.
To protect the building envelope below grade, PreTak was specified and selected. Approximately 9,000 square feet was installed mostly 1 story below grade, and Tony Leora, Operations Manager, with Apex Pacific, was able to install it for the first time.
“PreTak was just required for waterproofing on the site, and installation went great,” he says. “This was my first experience using the product and it was easy to install – very user-friendly.”
PreTak is a pre-applied vertical and horizontal high-density polyethylene (HDPE) sheet waterproofing membrane combined with a pressure sensitive adhesive that fully adheres to cast in place concrete and shotcrete to prevent lateral water migration in both blindside shoring and under slab applications. Installation is productive and reliable with up to 8-foot-wide rolls to minimize seams and dual factory-adhered Hydrolap selvedge with specially formulated adhesive for superior seam adhesion, even in environmentally challenging, wet conditions.
“Installation went fairly easily and was pretty smooth,” says John Landmann, Level 10 Construction, the General Contractor. “There were no major issues.”
While this wasn’t a complicated install, the EPRO team were able to assist with details and advice on site, which was particularly valuable as the installer was unfamiliar with the system.
“The site was pretty straightforward. Some areas were less than 1 story, so it wasn’t a huge job but there was some back lagging and other details needed,” Leora says. “In fact, the EPRO team were great at clarifying details when we needed help – they got right on things, and I had what I needed within a couple of days.”
Landmann adds, “The EPRO team had great communication. They were onsite every week, and the team were great at tackling any problems that did come up.”
