100 Roy is a mixed use building consisting of 167 residential units with seven levels for homes and commercial space and two levels of below grade parking.
The building spans 210,500 square feet and is located in the Lower Queen Anne neighborhood of Seattle. This historic area features Queen Anne Hill – an iconic Seattle site and significant incline.
Since 100 Roy is in proximity to this slope, hydrostatic conditions were present on the site and waterproofing was required. The EPRO team came on board and provided 24,000 square feet of E.Protect shoring for 100 Roy.
The team appreciated its speed and ease of installation.

“E.Protect was ideal for the location of the building – right in the water table and cut into the hillside,” he adds.
E.Protect Shoring is compatible with cast-in-place poured concrete or shotcrete, and when applied to different types of shoring methods including soldier pile, back lagging, shotcrete soil nail, internal rakers, caissons, secant walls, and sheet piles.
100 Roy was completed in 2025.
